Investa Fourth Commercial Trust

Investa Fourth Commercial Trust (“I4CT”):

  • was established in December 2002 as a closed end property trust
  • had an initial life of 12 years with a review event to consider the future of the trust in 2008
  • held interests in three commercial properties located in South Australia, Western Australia and the ACT
  • sold the ACT property in early 2006
  • merged with Investa Diversified Office Fund (IDOF) on 1 July 2007 following unitholder approval on 29 May 2007 – investors received 0.9672 IDOF units for each I4CT unit held unless they elected not to participate in the merger, in which case their units were sold to Investa at $1.21 per I4CT unit
  • delivered an estimated return of 14.5% p.a. during the life of the trust (slightly underperforming the Mercer Unlisted Property Fund Index of 14.6% p.a. for the same period)
